任宏:城市价值决定房价

重庆大学建设管理与房地产学院院长任宏教授在接受本报记者采访时表示,一个城市的房地产价格应该由这个城市的价值来决定,只有地产价格和城市价值相匹配,此地的房价才算是比较正常。

“最近一段时间,虽然股市让投资者得不到好处,但仅凭流出股市的那点资金想改变一个城市的房价显然也不太可能。”任宏认为,股市回流资金不会形成气候。

“不过,股市好的时候会对房地产价格有推动作用。中国股市给有些投资者创造了成为‘暴发户’的机会。如果有人在股市上大赚一笔,那么,他会投资利润更大的房地产市场。”任宏说。

任宏表示,现在,随着国家一系列政策的出台,一部分人“暴富”的源头已经遭到了遏制,再加上股市近日不景气,股市已经失去了“创富功能”,所以预计下一步房价可能会趋于平稳。“但不会有明显的下降,一个城市的价值决定了房价走势,像北京、上海那样的城市,经济发展程度决定了它的高房价,房价大幅度回落可能性不大。”

任宏{zh1}强调,城市的价值是由一个城市的居民创造的,房价的高涨是城市价值的体现,关键是要让这些价值通过再分配惠及于民。
